Seeding Around the Lake
Hydroseeding in Westlake Village takes place in a community that was designed around green space. In 1963 the American-Hawaiian Steamship Company bought the roughly 12,000-acre ranch for $32 million and, with Prudential, commissioned a master plan for a city in the country, with Westlake Lake as the focal point. The Los Angeles County portion, about 3,456 acres, incorporated in 1981. Green space was part of the original design.
What drains to the lake
Westlake Lake lies within the Malibu Creek watershed, and lake water must be released to the creek under an agreement with the State Water Resources Control Board. Fertilizer and sediment from yards drain toward that system. We use measured starter fertilizer in the hydroseed slurry instead of heavy broadcast applications, and we set silt fence and inlet protection on any grading job that drains toward the lake or streets.
Cooler than the Valley
Coastal breezes through the canyons can keep Westlake Village up to 10 degrees cooler than the San Fernando Valley in summer, though it runs about 10 degrees hotter than the coastal plain below the Conejo Grade. That middle ground suits cool-season fescue blends well, especially seeded in fall.
Open space on all sides
Much of the city is surrounded by open space with hiking and horse trails, bordering the Santa Monica Mountains National Recreation Area, and it sits in a wildlife corridor. Yards that meet that open space are good candidates for native seed on the slope rather than turf, and for erosion control where slopes were disturbed.
After Woolsey
The community was affected by the Woolsey Fire in November 2018. Slopes that burn or are cleared for defensible space need cover before rain, and lawns hurt by heat or broken irrigation can be renovated rather than replaced when the soil is still sound.

- Slope seeding next to open space
- Sediment control for remodels near the lake

Westlake Village Questions
Will lawn fertilizer from my yard reach the lake?
Runoff can carry it. We use measured starter fertilizer in the slurry and avoid heavy broadcast applications.
Does Westlake Village suit fescue lawns?
Generally yes. Its cooler summers compared with the Valley make cool-season blends a good fit, especially seeded in fall.
Will a Westlake Village remodel near the lake need silt fence?
If bare soil can wash toward the street or lake, it is a sensible step and may be required by your permit.
What goes on a slope that faces open space?
A native mix with hydromulch, which fits the wildlife corridor and needs little water once established.
