Working Beside Oaks and Open Space
Hydroseeding in Thousand Oaks usually happens next to something the city takes seriously: its oaks or its open space. About 34 percent of the city, 15,194 acres as of 2017, is designated open space, and the Conejo Valley holds an estimated 50,000 to 60,000 oak trees. City ordinances protect those oaks. That shapes how we grade, where we spray and what we put under a canopy.
Under and near oak trees
Valley oak and coast live oak do not like summer water or soil piled against their trunks. We keep grading and new topsoil out of the root zone, skip turf directly under established oaks and use mulch or a low-water native mix there instead. If an oak permit or arborist review applies to your project, we work within it.
A built-out city means renovation
Thousand Oaks is largely built out within the Conejo Valley and has adopted a smart growth approach. Most of our work here is lawn renovation, overseeding thin turf, regrading tired yards and stabilizing slopes, rather than seeding brand-new subdivisions. Hydroseeding is a cost-effective way to replace a worn lawn: we remove or kill the old turf, loosen and level the soil and spray seed, mulch and fertilizer together.
Different climates in one city
Summer highs in Newbury Park average about 80 F, while central Thousand Oaks averages about 90 F. That ten-degree gap matters when choosing between a fescue blend and something more heat tolerant. The city averages 17.35 inches of rain a year, with January and February each above 4 inches, so fall seeding lines up well with the wet months.
Slopes that meet open space
Many rear yards end at chaparral hillsides that drain toward Conejo Creek, also called Arroyo Conejo. When those slopes are disturbed, we use hydromulch or bonded fiber matrix, often with a native seed mix that blends into the open space beyond. Silt fence at the bottom keeps sediment from reaching the creek system during rain.

Thousand Oaks Questions
Can you seed grass under my oak tree?
We advise against turf right under established oaks because lawn watering can harm them. Mulch or a low-water native mix is safer there.
Is hydroseeding a good way to replace an old lawn?
Yes. After removing the old turf and preparing the soil, hydroseed covers the area evenly and usually costs less than sod.
Should Newbury Park and central Thousand Oaks use the same seed?
Not always. The cooler west side suits fescue well; hotter central yards may need a more heat-tolerant blend.
My yard backs onto open space. What goes on the slope?
Usually a native mix with hydromulch or bonded fiber matrix, so it holds soil and looks like the hillside behind it.
