Seeding on a Moving Peninsula
Hydroseeding in Rancho Palos Verdes calls for more care than almost anywhere in the region, because in parts of the city the ground itself moves. The Portuguese Bend landslide covers about 260 acres with an average thickness of 135 feet, and its failure surface lies roughly 100 feet down. Seaward-dipping rock layers, weak rock and coastal erosion all play a part.
Less water is the rule
The city has installed dozens of dewatering wells and drainage improvements to slow the landslide. Adding water to the ground works against that. On properties in or near slide areas, we recommend drought-tolerant or native seed mixes that need little irrigation once established, rather than a thirsty lawn. Hydromulch helps germination with less watering because it holds moisture at the surface.
Recent emergencies
In 2023 the City Council declared a local emergency because of increasing land movement. In 2024 gas service was suspended to 135 homes and power was cut to 245 homes, and the governor declared a state of emergency. By February 2025 movement had slowed significantly, and gas began returning to most homes in May 2025. If your property is in an affected area, check current city requirements before any grading or irrigation work.
Bluff-top yards
The city sits on the bluffs of the Palos Verdes Peninsula and the Palos Verdes Hills. Bluff-top yards should send water away from the edge, not toward it. We grade to direct runoff to approved drainage, keep irrigation lines back from the bluff and cover bare areas with mulch or blankets so rain does not cut rills toward the edge.
Open space next door
The Palos Verdes Nature Preserve, created in 2009 with about 2 square miles acquired by the city and the land conservancy, is the largest area of natural vegetation left on the peninsula. Yards that border it are a good place for native seed mixes that fit the coastal scrub nearby.

Rancho Palos Verdes Questions
Should I put in a new lawn near the landslide area?
We generally advise against high-water lawns there. A low-water or native mix gives cover without adding much water to the ground.
Do you need city approval for work in a landslide zone?
Requirements can apply to grading and irrigation in affected areas. Check with the city first; we work within whatever they require.
How do you protect a bluff-top yard from erosion?
Grade water away from the edge, keep irrigation back from it and cover bare soil with mulch or blankets before rain.
Will native seed look good next to the preserve?
It usually blends better than turf and needs far less water once it is established.
